General:

1. We want our visitors to enjoy their stay....

2. Accommodation -  if for any reason this is unsatisfactory please notify us so that appropriate action can be taken.

3. TImes:   Arrivals -  after 3.00 pm
         Departure - before 10.00am

4. We provide all your linen and towels.

5. Electricity and gas is included. We provide a basket of logs and kindling for  the woodburner on arrival. Further supplies can be purchased locally.

6. Dogs are permitted by prior arrangement and are  restricted to the sunroom. Please note the garden is not fully enclosed so dogs must be kept on a lead and all dog poo must be removed.

7. Smoking is only permitted outside or in the sunroom in bad weather, with the door open.
Clients must agree not to smoke in the rest of the cottage.

8. You should find cleaning things. Please keep these going and replace as they are used.

9. There is free parking directly outside the cottage or on the Square.

Terms and Conditions:

1. Payment - A non refundable deposit of £100 per week of the total rental is payable on booking. The remainder to be received by us no later than 6 weeks before arrival.

2. Cancellation - In the event of cancellation more than 6 weeks before the holiday we will refund any balance paid, less a 10% administration charge to cover booking commission. The deposit is non-refundable. Cancellation less than 6 weeks before the arrival date will mean 100% of the rental is non returnable. However, at our discretion, we may be able to make partial refund in the event we area able to relet the cottage. All cancellations must be notified in writing by the client. We strongly recommend that you take out holiday insurance, which includes cancelation expenses.

3. Occasionally circumstances arise over which we have no control, making it necessary to alter or remove facilities without prior notice.

4. Occupancy - Croc Cottage is for a maximum of 5 people. (an extra infant may be accommodated  - a cot is available on request). Only those persons advised to us on booking may occupy the accommodation.
The cottage may not be sub-let or used for any other purpose than a holiday.

5. Care - Clients are asked to leave the accommodation and its contents clean and tidy when vacating. Please report any damages or breakages immediately and be prepared to pay for them.


6. Responsibility - The person booking accepts liability for the behaviour of all party members and for loss or damage to the accommodation and the contents. Croc Cottage has neighbours who live and work in the village. Therefore,all visitors should conduct themselves in a manner which respects the privacy and rights of the neighbours. We reserve the right to remove any person(s) acting in a manner likely to be detrimental to the enjoyment of any other person(s).

7. Age limit - The person booking the cottage must be aged 18 or over.

8. Personal items - We will not be responsible for the loss or damage to personal property of guests occupying the accommodation. Vehicles, their accessories and contents are left at your own risk. Postage and packing will be charged for return of belongings left behind at Croc. Cottage.

9. Liability - Croc Cottage and/or its facilities are available for your use and enjoyment at your own risk. We will not accept ay liability for loss or damage howsoever caused to equipment, personal possessions, property, vehicles, personal injury or death except in relation to that which we are unable to exclude by English law. All our guests are encouraged to ensure that they have adequate property and personal insurance for their holiday.

10. Delays -  No liability can be accepted should conditions delay your travel plans.

11. Availability - The booking is made on  the understanding that we will make the accommodation and amenities available to you on the dates stated. Should this not be possible due to events beyond our reasonable control we will offer you alternative dates or refund of your accommodation rental, but you will have no other claim or remedy against us.

12. The booking agreement confers a right to occupy the accommodation for the period agreed for holiday purposes only and implies an acceptance of these terms and conditions. It is not an assured tenancy.
