Access Statement for this two bedroom self-catering cottage


Introduction

Croc Cottage is a traditional two bedroom terrace with convenient facilities in a working village. It has a small garden and one parking space and is close to beautiful countryside. We look forward to your visit and hope we have provided all the information you need for your stay.


Pre-Arrival

• Bookings can be made by e-mail or phone.  
• The cottage is easy to get to by car, bus or rail.
• The station is half a mile away and there are taxis available.
• Buses go every hour from the corner shop which is 20 metres from the cottage.
• In the village there is  a chemist, fish and chip shop and local convenience shop for groceries. 
• There are 2 pubs within 100m 
• There is a Post Office in the square.


Arrival & Car Parking Facilities

• Parking is either on the village square or the cottage front, which is level tarmac.
• There is space for one car only.


Main Entrance & Reception

• The entrance has a porch with two doors. 
• The doors are  30 inches   wide. 
• They both have locks which are  36 inches  high from the ground.
• There are two door steps 6 inches high.



Dining Area

• The front entrance gives access to an open plan lounge/kitchen diner with good clearance around all furniture which is movable.
• The floor throughout is laminate wood.
• There is a TV on its own shelf with remote control and a woodburner, whose handles are 6 inches from the slate hearth. 
• Logs are kept in a basket on the floor.
• The walls are painted in a contrasting colour to the floor.
• There are smoke alarms fitted downstairs and upstairs.
• Lighting is central with additional lamps.


Laundry

• Beyond the kitchen is a door into the sunroom. This is 30 inches wide and 71.5 inches high.
• There is a front loading washing machine easily accessible and with a drying rack adjacent to it.



Outdoor Facilities

• From the sunroom there is a back door, 30 inches wide with a step, height 6 inches.
• There is also a sliding patio door with a 10 inch high step out to the garden. This comprises a level concreted patio with two uneven stone steps up to the small grassed garden. There is a concrete path, 30 inches wide, through to the rear of the property where the dustbins are kept.



Bedrooms

• Two bedrooms are accessed via an open tread staircase with a 30 inch square landing and handrails both sides. 
• Stairs are 8 inches high with a tread 8.5  inches depth.
• The main bedroom contains a double bed with good clearance either side, being 21 inches from the floor.
• In the back bedroom is a double bed with clearance to its left and at the foot of the bed. It is 19 inches from the floor.
• In the back bedroom is also a single bed which is 19 inches from the floor.
• Bedside tables and reading lights are provided as well as a central light.
• All linen is cotton and non-feather.


Bathroom, Shower-room & WC [Ensuite or Shared]

• The bathroom is downstairs accessed via the sunroom. 
• The bath to the left is 20 inches from the floor and has handrails and a nonslip surface. 
• There is also a nonslip bathmat on a quarry tiled floor.
• The toilet is 17 inches high and although there is no handrail, the edge of the bath functions as such.
• The wash basin stands 31 inches from the floor and there are no impeding pipes or vanity unit beneath.
• There is a shower in the bath with easy to operate controls.
• Clear colour contrast between floor, walls and units.


Self-Catering Kitchen

• Floor is mid brown, laminated and contrasts with walls and surfaces which are pale cream.
• The fridge freezer stands 60 inches with the microwave on top of it.
• The highest shelf in the fridge is 49 inches.
• The doors are hinged on the right.
• Worktops are 35 inches high with cupboards underneath.
• There are wall cupboards above the worktops containing crockery.
• There is  a cordless kettle, toaster and built in gas hob with knobs at the same height as the worktops.
• The cooker is built in at ground level with a door which opens down and outwards.
• Lighting is good with strip lighting beneath the units as well as central room light.
• There is a rectangular pine table with legs at the corners and underspace of 24 inches.
